About Mortgage Amortization Schedule

Why is so much early payment interest?

Interest is charged on the outstanding balance. Early on, the balance is high, so the interest portion dominates. As principal falls, the interest portion shrinks and principal grows.

When do I hit the halfway point?

On a 30-year mortgage at 6-7%, you typically pay off half the loan balance around year 19-21, not year 15. Higher rates push the halfway point further out.

Can I see the full schedule?

Yes โ€” the full row-by-row schedule is right here, free. Switch between yearly and monthly views, then download it as a CSV, copy it, or print it. You can also add an extra monthly payment to see how much interest you'd save.
