Waste factor by pattern
Straight stack: 5-10%. Brick / running bond (50% offset): 10%. Diagonal: 15-20%. Herringbone or complex pattern: 20-30%. Always round up boxes — partial boxes can’t usually be returned.
Don’t forget thinset and grout
Materials beyond tile: thinset mortar (~50 lb covers 50-75 sq ft), grout (varies by joint size), spacers, sealer. Add these to your total project budget — they often equal 20-30% of tile cost.
Pro tip on layout
Dry-lay your tiles before mortar to verify the cut pattern looks right and you have enough. Many installers center the pattern so you have equal cuts on opposing walls — looks cleaner than starting at one wall and ending with slivers.
